"Renaissance are foremost experts on EU & UK
protected building VAT". HM Customs & Excise spokesperson. |
Period homemakers can pay the builders with Government money Our knowledge of public funds is probably unmatched when getting cash for period-building owners using natural materials, traditional craftspeople, and specialist design advice. |
Repair Grant Aid |
Owners
are encouraged to spend taxpayers money on repairs and on the upkeep of
what is part of the nation's heritage for the benefit of future generations.
Unlike VAT reliefs, when return is possible at most stages a grant application
will fail if work has started. Grants are for certain eligible projects
and local authorities will help charitable trusts looking after churches,
friendless monuments, or community buildings, and the quality of advice,
which comes with a grant, is excellent, but planners mess about changing
their minds so a less than determined application is hardly worthwhile. Much
private renovation is eligible. Derelict heritage is priority targeted
and planning consent is normally necessary but watch out for official
interference in the scope of works. 40% of costs (£10,000 min) grants
are aimed at architectural conservation, or for accommodation renewal
up to a max £20,000. Heritage lottery money can assist private projects
if part of a public renewal programme. "Those
who have got older houses will realise that there is a certain amount
of public money for their renovation. 'Difficult to get hold of at the
moment,' sighed Adrian Dobinson. But the single most important way of
softening the blow of period renovation is VAT reliefs, technically available
to the owners of listed buildings and 'severely underclaimed'." Press cutting: The Daily Telegraph,
London.
Renovators of UK listed buildings can have their value added tax (VAT) cut by up to 95%. Those converting an old-structure into a residence can have full 100% tax back. If you are an owner or professional managing a renovation project this is worthwhile. We have been tested in hundreds of successful cases and a claim can be made in retrospect. Our formula is to legitimately claim money from the Government, which aims the money at 'alterations' but intends that owners spend it on 'repairs'. Private owners can get VAT reliefs, typically saving around £17,000 in a £100,000 contract. Application forms in plain English is a myth, and a former advisory regime has been replaced by one of self-assessment for claimants; now the owner and builder need to 'put a case' together. It works by converting standard rate (17.5%) to zero rate (0%) applied to eligible supply and fitting of goods to a qualifying building. From information supplied we check it out then issue 'certification' and and guide the builder through the minefield. Success relies on a working knowledge of legal precedents as other guidance is unreliable. We understand a design process is the key to reliefs and less costly than appealing to a Customs Tribunal at the other end of the process. |

"I was impressed by the course offered by Renaissance and by Adrian Dobinson's approach to the day. He is a very experienced architectural and planning consultant and VAT specialist and precisely the sort of man you would want on your side in any battle with the planners or HM Customs & Excise." Homebuilding & Renovating Magazine, England.
